Beach Hut Facilities


What Is Provided in the Beach Hut?

Everything you need to make the most of a day at the beach!
8 chairs and a fold-out table fully equipped kitchen area with sink and draining board gas stove whistling kettle and tea pot solar powered ceiling lights (in 30C only) saucepan and frying pan cooking utensils kitchen roll and tissues cutlery, mugs and plates crockery (melamine for children) blankets tea bags, coffee, sugar, salt and pepper washing up liquid tea towels first aid kit bin and bin liners wet wipes nappy bags anti-bac spray and hand wash water container / carrier broom, dustpan and brush


Beach Toys, Games and Entertainment

When it comes to fun in the sun, there are:
Buckets and spades fishing rod and net crab lines magazines and books Inflatables bowls set football Kite badminton and tennis rackets board games and playing cards for rainy days.

Do The Beach Huts Have Gas?
Yes – both beach huts come fully equipped with a 2-ring gas stove and gas bottle. Operating instructions can be found within the information folder in each hut.

Do The Beach Huts Have Electricity?
30C Beach House has a full solar electric lighting and a usb charging point whereas 43C The Cabin does not, so you’ll need to ensure mobile phones are charged to last the duration of your stay (or bring power banks). Both huts do not have a fridge so we recommend bringing a cool bag if you have food items to keep chilled. Food can also be stored in the beach hut cool box.

Do The Beach Huts Have Running Water?
Each beach hut has a 5-litre canister which can be filled up from the freshwater drinking tap. There is a tap is approximately 20 metres away from either hut.

Can I Have a Barbeque?
Barbeques are strictly forbidden near or around the beach huts and on the wall opposite due to the fire risk. The smoke can also blow into nearby huts and cause a nuisance to neighbours. Any barbeque should be used on the beach directly in front.

Is There Free WiFi?
Free Wi-Fi is available nearby for customers at Kingscliff Hotel and Flags Café.

Can We Bring Our Own Food?

Yes - feel free to bring any food, either ready-made, or to cook in the beach hut.

Are You Insured For My Stay?
Yes, I have full public liability insurance. Please be advised, this does not cover loss / theft of tenants’ personal belongings.

Nearby Facilities


Where Are The Nearest Public Toilets?

The nearest public convenience is rougjhy 25 metres away. It is located halfway up the slope, so is out of view. The Kingscliff Hotel, (directly above) also provides facilities for customers.

Parking
Free all-day parking is available along the seafront at Kings Parade Greensward which is approximately 100 metres from the row of beach huts.

Local Shops, Cafes and Restaurants

Holland-on-Sea has 2 supermarkets, 4 pubs, and several restaurants / cafes, all within walking distance of the beach huts. For more information, please see the Local Amenities section on our website.

Is There Local Food Delivery to the Beach Huts?
Yes, several cafes and takeaways in Holland on Sea will prepare and deliver to the beach hut. For more information see the Local Amenities section of this website.

Where Are The Taps Situated?
Feshwater drinking taps are situated on the promendade approximately 20 metres away from either hut.


How Close Is The Beach?
Both beach huts are approximately 5 metres from the sands.

Where Is The Nearest Train Station / Bus Stop?

The nearest train station is situated on Skelmersdale Road, Clacton-on-Sea CO15 6PU, approximately 1.5 miles from the beach huts. It takes roughly 5 minutes by taxi or it’s a 20-minute walk. You can also take a number 134 bus from directly outside Clacton railway station which stops right outside The Kingscliff Hotel, (beside the slope entrance down to the beach huts). Accessibility


Do Your Beach Huts Have Disabled Access?
There is a wide slope suitable for wheelchair access 100 metres from my beach huts in C Section. Another slightly steeper, narrower slope is situated directly opposite the Kingscliff Hotel which can also be used for wheelchairs and electric buggies. There are two low steps roughly 6 inches high leading up to both beach huts – a ramp will be provided upon request.

How Do I Get Into The Beach Hut To Collect / Return Keys?

This will generally be via a key safe. However, a member of the team will be available to open and close the beach hut upon request.

What Happens If I Lose My Keys?

If you contact myself or a member of the team, we will provide you with a new set.

Hire Times And Availability


What Are Your Beach Hut Hire Times?
A day rental usually begins any time from 9am and finishes at 8pm. However, during winter months, guests can arrive any time from 7am to make the most of daylight hours. If you hire for more than one consecutive day you may use the beach hut from 7am – 10pm on the next day(s), except on your last day when you must vacate by 8pm. This will allow us to ensure the hut is clean and ready for the next guests.

What Day Do Weekly Rentals Start / Finish?

I generally prefer to commence my rental weeks on a Monday and finish on a Sunday if possible. However, it may be possible to arrange a different start and finish day, depending on availability – get in touch to discuss this further.

Can I Hire A Beach Hut Out Of Season?

Yes - my beach huts are available to rent 365 days a year. The price to rent during winter and autumn may be significantly less than summer months.

Can I Have A Long-Term Rental?

Yes - Up to 6 monthsr rental can be arranged for either beach hut. Please contact me to discuss this further.


Are Overnight Stays Permitted in the Beach Hut?
Due to our license terms, beach huts must not be used for overnight accommodation. However, we are able to recommend somewhere locally for you to stay if you would like to book more than one consecutive day.

Beach Hut Capacity


How Many People Can I Invite to the Beach Hut?

The beach huts comfortably accommodate 8 people. If you would like to invite more people (for birthday parties, special occasions etc.), please let me know and I will endeavour to cater for your needs.

Are Dogs Allowed in the Beach Hut?
Yes, I provide a dog water bowl, ball, mat and treats. You will also find waste disposal bags inside to use. The freshwater tap is only 30 seconds walk away. Please do not leave your dog unattended in the beach hut.

Are Dogs Allowed on the Beach Near the Beach Hut?

The beaches directly outside my huts in C Section are designated 'dog friendly'. Please pay attention to the dog signage as there are other parts of the beach in D and B section where restrictions are in place (and remember those waste bags!).

How To Pay?
Payment can be made via bank transfer, PayPal or in cash. You do not need to have a PayPal account to make payment.
Payment in full is required at the time of booking.


Booking Terms and Conditions
- Beach huts will only be hired to adults and after payment in full has been received.
- Bookings are not transferable to any other person


Cancellation Policy
- All cancellations and subsequent refunds must be made at least 14 days prior to your reservation date.
- I will endeavour to reschedule bookings made outside the 14-day cancellation period if at all possible.
- I do not accept cancellations, issue refunds or change dates because of adverse weather / forecasts. Due to our unpredictable weather, it would be very difficult to operate as a business if I were to do so. Moreover, a beach hut is usable in all conditions and many guests enjoy them in the rain and during winter months. So it's a case of taking your chance and hoping for the best when making a booking.
- A refund (minus £5.00 for admin fees per booking) will be arranged.
- Refunds may take up to 14 days to be processed

Holland-on-Sea Beaches


What are the beaches like in Holland-on-Sea?
The beaches at Holland on Sea offer a quieter spot to come and escape the crowds at Clacton. This is a good place to come for long walks along the coast, where there is a chance of spotting a variety of migrant birds. Two promenades run alongside the beach. Bicycles are permitted only on the upper promenade. There are benches every 500 metres and 3 kiosks. The sea defences along this stretch of the coastline have undergone significant development in recent years. Newly constructed fish-tail groynes form bays which line the beach.

Does The Tide Come All The Way In?
No, the tide never comes all the way in to the sea wall so there is always sand to enjoy – even at high tide. At low tide you can make your way around the fish-tail groynes and enjoy a private bay for a few hours.
